We’re talking Central Clintonville from Morse Rd to Weber– Jan 1 - February 28

- Avg. Sales Price/Sq Foot = $136.28
- Avg. Sq ft = 1,633
- Average List Price=$231,131 and Average Sold Price = $222,543 (96.3%)
- Longest market time was 115 Royal Forest (old Beechwold) at 325 days ($459,000)
- Shortest market time was 217 Irving Way (Northmoor) at 2 days $369,900
Compared with 101 Active Listings with an average of
- $155/sq ft
- $263,148 list price and
- 91 days on the market
I was very surprised to see that nothing much came on the market today and yesterday in Clintonville.? I expected at least a few new homes but it’s early yet.? The market is kind of stale at this minute.
I took some potential Clintonville Buyers through Central Eastmoor the other day and they found that they could buy about 15% more house for about 25% less $/sq ft in an area that was actually a better location for them work-wise.? Still, what they saw needed too much work or didn’t quite jive with their needs/likes.
