Buyers - How Many Home showings are Too Many?

Pictures 003Are 37 showings too many? How about 45? Is it unrealistic to think that buyers should find the right home after seeing a dozen homes?

There is no right answer since buyers, like snowflakes, are never the same. While I’m at it, you can’t step into the same market twice. What the heck does that mean?

Let’s talk about the ideal buying situation.

Ideally, you have already:

This means we’re not wasting time looking at houses that don’t meet your criteria, don’t fall within your price range, or are the wrong style home (since you have already eliminated ranches and know you only want a 2 story or cape cod).

Only now can we confidently begin to look for your home. My clients average approximately 9–12 showings before finding the home they end up purchasing.

Your experience may be different, especially if you’re from out of town and don’t know the neighborhoods well enough to begin eliminating them and don’t understand the markets aside from the price fluctuations you see on the internet.

When you find it, you know. I know too. If I think that you’re making an offer on the wrong home, I’ll tell you the pros and cons, remind you of what you told me was important and generally counsel you to the best of my ability.
