Olde Towne East - Homes Sold - October Update

This 5000 sq ft (with 3rd floor) has coffered ceilings, ornate mantels, twin archways seperating the front parlour from the living room, a gourmet kitchen, and a Von Gerichten stain glass window on the landing of the quarter sawn oak stairway.Now that October is firmly in the books, let’s see what happened in Columbus’ near East Neighborhoods.  Again, not a whole lot with the 7 houses that fall within my boundaries selling for an average of $58.42/sq ft.  The good news was the $396,500 on Miami.  It’s great to see North of Broad numbers like that and this house certainly was deserving of nice selling price — though maybe not what it hit the market at last March ($439,000).

All in all some nice properties sold and some fixer-uppers.  In general though, greater Olde Towne East is slowww.  In October, 2006, 15 properties sold in the same area, though they averaged exactly the same $/sq ft. In 2005, 18 properties for $55.18 sq ft.  Don’t think that you can take those numbers and apply them to the pristinely rehabbed Victorian you want to buy as proof of the market.  Olde Towne East, Bronzeville, Franklin Park, Woodland Park all have nuances and varying degrees of rehab.  It takes a Realtor who knows what they’re doing to work well in these neighborhoods.
