I agree with you. The very first thing a buyer should do to protect them self in a real estate transaction is find a buyers agent. Do not buy from the listing agent - their job is to protect the sellers interest. Buyers agent will have your interest at heart, make sure you pay the right price, get you an inspection, and just organize every aspect of the deal for free! Coming from a fellow Realtor.
