Buying a Home in Columbus? Sometimes it’s just About The House

I wrote my first offer of the year the other day for a wonderful client I’d first met only a couple weeks ago. We looked at 12 homes in person and he saw everything else in his price range online via the web site I’d set up for him.
His favorite house was in what I’d call North Campus. It was also between Fourth Street and the Tracks on a short street where at least half of the homes had been nicely rehabbed. The home has everything he wants – lots of space, a big, open kitchen, large dining room, big yard, storage space, large master, first floor half bath, old home character and a 2 car garage.
We looked at other homes from South Clintonville to Schumacher Place and condos in the Short North. For this buyer, it was all about the house and NOT about the location. He is currently renting in a studio condo in the Short North. He had lived in big cities, he has done the condo thing and the walk to fabulous amenities thing. He wanted a good sized home to entertain in, to put a Christmas tree in the window, to have a few projects to do here and there, to plant some tomatoes, to have covered parking. This house had all that in spades and was very recently nicely rehabbed.
I kept finding myself wanting him to find a better location to live in. Why not Italian Village or Schumacher or South Clintonville? Because everything else we looked at involved a sacrifice in at least two areas of his best case home. Location wasn’t important. The tracks didn’t bother him. The block was fine. Who cares if there is nothing to walk to or the parking lot lights from Lowes were a little too close on the other side of the tracks. His house payment will be just a tad above what he is paying to rent that studio condo in the heart of it all. He’s happy. I’m happy. Sometimes it’s just about the house.
