"As a first-time homebuyer, I was nervous about the entire process. Step by step, Joe made it easy and fun. His expertise in the Columbus real estate market is a tremendous asset. He is highly recommended!" - Nicolette Horan
"I wanted to say thank you again, so much, for all your hard work. I know that you really put a lot of time into this transaction and I really, really appreciate it. I'm so happy I got the house and it all worked out and I just wanted to say thanks again, you did a great job and i really appreciate it. I will put that on the survey when they send it to me.
If there is ever anything I can do for you, please don't hesitate to give me a call. I will refer every single person I know to you. I'm going to go get my dog and we're going to sit on the floor of our new house and have a glass of champaign. Thanks a lot Joe" -- Michael Mamp

August 12th, 2008 categories: For Home Buyers, For Home Sellers, Mortgage/Finance
There has been a lot of hoopla about the 694-page housing act signed by the President July 30. There has also been a lot of mis-information regarding the potential for a $7,500 credit for first time home buyers—-This is not a cash back scenario, no one will take money off the top of your home purchase.
Rather, through […]

Do Sellers Have to Accept Full Price Offers?
August 7th, 2008 categories: For Home Buyers, For Home Sellers
No, they do not. In fact, it is possible that a Seller would counter a full price offer with a number higher than the asking price. The Seller is not legally required to accept an offer just because it is full price.
I have never been part of a transaction where this happened — except […]

Just in time for City Hop - April and May ‘08 Downtown Columbus Condo Sales
June 13th, 2008 categories: Downtown, For Home Buyers, For Home Sellers, Market Updates, Short North
I did a bit of a hop myself this morning, seeing condos from the Renaissance, to Rich Street Walk, to Lofts at 106 to a Dakota top floor unit, to a Buggyworks phase one resale to (finally I got to see) 8 on the Square. This picture is from an 8 on the Square 11th […]

If you want to sell your location, location, location, you may have to adjust your price, price, price.
June 11th, 2008 categories: For Home Buyers, For Home Sellers, Real Estate News
I often think that sellers get tired of their own Realtors telling them that the price is too high. They feel like the Realtor isn’t looking out for their best interests, only wants the commission so she can move on to the next seller or has no cares about the sellers’ future plans.
The truth is, […]

Are you considering buying a home in a Declining Columbus Area?
May 23rd, 2008 categories: For Home Buyers, Mortgage/Finance
The term ‘Declining Area’ has been a big buzzword in mortgage circles in 2008. If you are considering purchasing a home this year and you’re considering a conventional mortgage, as opposed to maybe FHA which I would suggest to you, then you need to know about declining areas.
If the home you like is in […]
